The Binswanger-Gateway Team is led by Pedro J. Garcia, SIOR who founded the Gateway Companies in 1978 specializing in commercial real estate development and general contracting. He is well versed in all phases of the development cycle including site selection, design, financing, and construction and has offered the community many efficiently planned business environments.
He joined the Codina Group in 1994 and became responsible for handling all aspects of commercial sales and leasing for the Beacon Centre, a 3.2 million square foot, 205-acre master planned, mixed-use business park. Subsequently, Mr. Garcia became responsible for Flagler Station Business Park; a 960-acre master planned Business Park. While there, he concluded over 8,880,000 square feet of transactions totaling $375 million on behalf of Flagler Development Co. and its parent company, Florida East Coast Industries.
In April of 2005 Mr. Garcia returned full time to the Gateway Companies and founded Gateway Realty Services which specializes in tenant/buyer, landlord/seller representations, land sales, and in the placement of equity capital and disposition of real estate for institutions and corporations as well as the structuring of build-to-suit developments and joint venture participations. Mr. Garcia has concluded more than 1.8 billion dollars in sale and lease transactions.
In 2008, Binswanger-Gateway was formed as a strategic partnership to enhance existing market coverage in Florida and to strengthen Binswanger’s reach into Latin America. Mr. Garcia’s intimate market knowledge, backed by Binswanger’s international experience, uniquely positions the Binswanger-Gateway Partnership to serve multinational corporations looking to capitalize on Miami’s reputation as the “Gateway to the Americas”. Binswanger is an international full-service real estate organization with offices worldwide throughout the U.S.A., Canada, Mexico and South America, the U.K. and Europe, the Middle East, and Asia.
He has received numerous industry achievement and project awards from NAIOP and Ernst & Young/The Business Journal including Broker of the Year, Project Sale of the Year, Office Lease of the Year, Industrial Lease of the Year, Sublease of the Year, Office Build-To-Suit of the Year, Industrial Build-To-Suit of the Year, Industrial/Commercial Development of the Year, New Development of the Year – Office, Codina Realty Broker of the Year and the CoStar/CPN Annual Power Broker Awards for both Office and Industrial leasing.
Mr. Garcia is a graduate of the University of Miami, a State Certified General Contractor, and a Licensed Real Estate Broker. Mr. Garcia’s commitment to the community and civic affairs is strong and he serves as a director on numerous boards. He is active in various national and local professional organizations, including the Society of Industrial and Office Realtors (SIOR), National Association of Industrial and Office Properties (NAIOP) Commercial Industrial Association of South Florida (CIASF), and the Realtors Commercial Alliance of Greater Miami & the Beaches (RAMB).
